PROJECT DESCRIPTION: The Douglas Company is inviting subcontractors to bid on a new assisted living/memory care and townhome project located in Somerset, KY. The project includes the following major scopes: mass excavation, site utilities, asphalt paving, concrete, masonry, rough carpentry, finish carpentry, cabinets & countertops, millwork, insulation, siding, roofing, doors, windows, glass & glazing, drywall, flooring, paint, specialties, elevators, HVAC, plumbing, fire sprinkler, electrical.

- Site: 15.81 A
- Assisted Living & Memory Care, 2 stories, 94 units, 83,190 sf
- Duplex: 3 buildings, 1 story, 6 units 6,762 sf
- Townhomes: 5 buildings, 1 story, 30 units, 40,980 sf
- NOTE: This is NOT a prevailing wage project. Please do not include prevailing wages in your price.
- NOTE: This project is NOT tax exempt. Please include sales tax in your price.
BID SUBMISSION:
Each subcontractor should submit their bid on the bid form/ questionnaire along with any clarifications, exclusions, or additional information attached. This form can be found via link to Building Connected, if you did not automatically receive a link please contact Andrew Barger.
BID DOCUMENTS:
Each bidder will be responsible for reviewing the documents, including the plans. Specifications book has been issued for this project. All bidders will be responsible to have reviewed the complete set of documents to ensure all applicable considerations are addressed in preparing and submitting all proposals. Subcontractor shall fill out the invitation response and the estimating subcontractor information sheet along with reviewing the minimum insurance requirements and the sample general conditions pages.
PAYMENT & PERFORMANCE BONDS:
Payment and Performance Bonds equal to 100% of the subcontract amount will be required prior to execution of the subcontract. Cost of the bonds must be included as indicated on the bid documents. Subcontracts less than Five Hundred Thousand Dollars ($500,000) do not require separate payment and performance bonds. Subcontractor’s bonding company must have a minimum of an “A” rating by A.M. Best Company Inc.
