The Douglas Company is proud to have been apart of the construction team for Arya at DeBary, a premier senior living community located in DeBary, Florida. This $23.9 million project exemplifies our commitment to constructing high-quality senior living facilities that cater to diverse resident needs.

This state-of-the-art senior living community spans 98,773 square feet, over a total of four buildings comprised of 106 units. Each unit was thoughtfully designed to offer a continuum of care.

  • Assisted Living: The main two-story building includes 66 units designed for seniors seeking a supportive and social environment.
  • Memory Care: Within the main building, 22 units are dedicated to individuals requiring specialized attention.
  • Independent Living: Three adjacent buildings, each housing six units, provide residents with privacy while granting access to the main building’s amenities.

 Collaborative Effort

This project was a collaborative endeavor with owners Nied Capital and Kimaya, LLC, and was designed by Rabits & Romano Architecture. Also involved was Nvision Development, who worked as an owner representative to advocate for the project at every step. Our role as the general contractor encompassed overseeing all construction phases, ensuring that the project was completed on time and within budget. The successful completion of Arya at DeBary underscores our dedication to delivering exceptional senior living environments in Florida.

Construction Challenges and Solutions for Arya at DeBary

  • CHALLENGE 1: Meter boxes for the Independent Living buildings were scheduled for a later delivery than originally planned for. Rather than allowing this material delay to affect the schedule, The Douglas Company redesigned the meters for the Independent Living buildings with material more readily available.
  • CHALLENGE 2: The Mechanical Engineer designed the building to have plenum returns and this was not possible. Therefore The Douglas Company worked with the HVAC contractor to redesign common area returns.
  • CHALLENGE 3: The site grading for Arya at DeBary was incorrect. The Douglas Company fixed this by working with the surveyor and civil engineer to make grading changes.
