The Douglas Company is pleased to have been a part of the construction team for Choreograph Gainesville, our third project with developer Discovery Management Group. The completion of this community was a collaborative effort between general contractor, owner, and architect — TDC, DMG, and Architectural Concepts, Inc., respectively.

Nestled in the heart of Celebration Pointe, Choreograph Gainesville is a premier resort-style 55+ active adult community. It spans 252,188 square feet and features two four-story apartment buildings connected by a bridge. This $43.4 million project blends comfort, upscale amenities, and thoughtfully designed living spaces. It creates a lively and engaging atmosphere for active adults. Residents can choose from 180 apartment homes, including spacious one-bedroom and two-bedroom options with dens.

Beyond its beautifully crafted residences, the community offers an exceptional range of amenities. Residents can relax at the 4,000-square-foot High Pointe Rooftop Lounge. They can also take a refreshing swim in the Reflections Heated Pool and Cabanas. To stay active, they can visit the FitZone Shape Fitness Center. Additionally, the Rhythm Lounge & Social Room is perfect for entertainment and social gatherings. Pet owners will appreciate the Barks & Bubbles Bath Salon, which offers convenient grooming services.

Construction began in October 2022 and lasted just over two years, concluding in December 2024. Throughout the process, The Douglas Company focused on efficiency, cost management, and risk mitigation. By implementing value engineering solutions, the team achieved significant cost savings while maintaining quality. The company also redesigned fire water lines, irrigation, and gutter layouts to ensure optimal performance.

Collaboration played a key role in the project’s success. The Douglas Company worked closely with the Interior Designer to bring their vision to life. Despite multiple revisions to renderings and color schemes, the team remained committed to achieving the desired outcome. Challenges arose, but teamwork and expertise led to an outstanding final product.

Construction Challenges and Solutions for Choreograph Gainesville

• CHALLENGE 1: The Owner’s door subcontractor ultimately defaulted necessitating supplementation. The Douglas Company solved this by procuring two new subcontractors, managing the buyout process, and coordinating the completion of all remaining door-related work.
• CHALLENGE 2: A nationwide shortage of electrical equipment resulted in significant schedule delays. To mitigate the impact, The Douglas Company strategically adjusted the sequence of work, maximizing progress on all feasible tasks in preparation for the eventual delivery of the electrical equipment.
• CHALLENGE 3: The plan for the balcony’s lightweight concrete system lacked the necessary detail for construction. The Douglas Company collaborated with the Architects, Engineers, and Subcontractor to develop a solution that ensured safety, durability, and cost efficiency.
