Introducing Verena at Hilliard Cottages

Verena at Hilliard Cottages is an active adult housing project located in Hilliard, Ohio. The Douglas Company served as general contractor for the $15.1 million development. It was the first collaboration between TDC and owner Green Courte Partners. Construction started in 2023 and wrapped up in September of 2024, with the first five buildings becoming available in March of 2024. Many new Hilliard residents moved into their new cottages before the project completed.

Construction included the creation of 11 single-story cottages designed by Architect Bob Webb Homes – each containing four to six units per building for a grand total of 53 units – and a community pickleball court. In total, the active adult development spans 95,167 square feet of living space. The cottages are located in Green Courte Partners Verena at Hilliard Luxury Independent Living Retirement Community, a pre-existing senior living community. Similar to the Independent Living Community, the active adult rental cottages are also operated by True Connection Communities.

Residents of the newly-constructed cottages can expect spacious, well-appointed floor plans, granite countertops, in-unit washer and dryer, attached single-car garages, landscaped yards, and access to the pickleball court. The community is conveniently located near the Hilliard branch of the Columbus Metropolitan Library, many shopping plazas, restaurants, entertainment venues, public golf courses, and the Mount Carmel Hilliard Health Campus.

Construction Challenges and Solutions for Verena at Hilliard Cottages

CHALLENGE 1: Permanent power took longer to get to each building than initially anticipated. TDC overcame this challenge by utilizing temporary generators to power the furnaces and keeping the units heated so finishes could continue to be put in place throughout the winter.
CHALLENGE 2: Irrigation and landscaping were initially designed over-budget. The Douglas Company worked to provide multiple quotes and various value engineering options to help get the two closer to the allowance that was in the contract.
CHALLENGE 3: Lead times were long for many key materials. TDC was able to stay out in front of these lead times by utilizing our tried and true processes for material procurement. Additionally, we made sure to bring forth any potential issues early to identify and remedy before things compounded into larger problems.
